September 2018 Stats:

Sales to active listings ratio= 9% for September 2018, down from 20% in August 2018. In September 2017, we saw a figure of 29%.
Breaking that down into property types: Detached = 7%, Condos = 17%, Townhomes dropped to 6%.

  • **This ratio is calculating the monthly sales compared to the total # of listings, basically if there were no other listings how long would it take for the listings to run out.
  • Referencing this statistic: <12% is a buyers market and puts downward pressure on price, between 12%-20% is a balanced market with no pressure on price, >20% is a sellers market with upward pressure on price.

HPI Benchmark Price:

  • Detached: Sept 2018 = $985M that’s $23k higher than Sept 2017.
  • Townhomes: Sept 2018 = $726k, that’s $62k higher than Sept 2017.
  • Condos: Sept 2018 = $482k, that’s $16k higher than Sept 2017.

In the last 30 days: 100% of properties in Squamish sold for under the list price!
Inventory increased slightly from 256 in August to 267 in Sept. September 2017 saw a figure of just 197.
Average days on market continued to climb to 65.
