October 2019 Stats

Sales to active ratio:

  • Oct 2019 = 17% 
  • Detached homes = 8% 
  • Condos = 24%
  • Townhomes = 22%
  • Higher than last month = 15%
  • Lower than Oct 2018 = 28%
  • Lower than 5yr Oct average = 30% 
  • Lower than 10yr Oct average = 19%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Oct 2019 = 51
  • Lower than last month = 48
  • Lower than Oct 2018 = 58
  • Down from 5 yr avg = 67
  • 32% lower than 5 yr avg
  • Down on the 10 yr avg = 55
  • 8% Lower than the 10 yr avg

Inventory:

  • Oct 2019 = 303
  • Lower than last month = 316
  • Higher than Oct 2018 = 210
  • Higher than the 5 yr avg = 269
  • Lower than the 10 yr avg = 397

Overall what’s going on:
Overall, October was the lowest October for sales in the last 4 years.  That being said, it actually felt somewhat busy. This is because it was a best month for sales in 2019 so far!  Let’s see what the winter brings….now we just need some snow!!
