Overall, 2019 was a bit of a roller coaster.  The 1st quarter was quite slow while the 4th quarter was extremely strong. The market is still strong now in deep winter, leads me to believe we are headed for a flurry in the Spring and a strong 2020.

Townhomes are the strongest part of the market right now.  Even though they only accounted for 9 of the 36 sales, there were only 15 listed which is why the Sales to Active Ratio for Townhomes was 60%! 

Average home price (HPI Benchmark Price) for detached single family homes in Squamish (yearly average):
2019 = $965k
2018 = $975k
2017 = $925k
2016 = $780k
2015 = $600k

December 2019 Stats
Sales to active ratio:

  • Dec 2019 Overall = 28% 
  • Detached homes = 20% 
  • Condos = 27%
  • Townhomes = 60%
  • Higher than last month = 23%
  • Higher than Dec 2018 = 7%
  • Higher than 5yr Dec average = 27%
  • Higher than 10yr Dec average = 18%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Dec 2019 Sales = 36
  • Lower than last month = 40
  • Higher than Dec 2018 = 14
  • Higher than the 5 yr avg = 34.5
  • 4% higher than 5 yr avg
  • Higher than 10 yr avg = 29
  • 24% Higher than 10 yr avg

Inventory:

  • Dec 2019 = 130
  • Less than last month = 197
  • Less than Dec 2018 = 211
  • Lower than the 5 yr avg = 152
  • Lower than the 10 yr avg = 214
