Overall, 2019 was a bit of a roller coaster.  The 1st quarter was quite slow while the 4th quarter was relatively strong. The market is still showing strength now in deep winter, leads me to believe we are headed for a strong 2020.
 
Average home price (HPI Benchmark Price) for detached single family homes in Whistler (yearly average):
2019 = $1.59M
2018 = $1.60M
2017 = $1.53M
2016 = $1.32M
2015 = $1.06M

December 2019 

  • Dec 2019 = 14% 
  • Detached homes = 3% 
  • Condos = 21%
  • Townhomes = 14%
  • Lower than last month = 19%
  • Higher than Dec 2018 = 9%
  • Lower than 5yr Dec average = 18% 
  • Higher than 10yr Dec average = 12%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Dec 2019 = 36
  • Lower than last month = 56
  • Higher than Dec 2018 = 19
  • Down from 5 yr avg = 42
  • 14% lower than 5 yr avg
  •  Exactly the same as the 10 yr avg = 36

Inventory:

  • Dec 2019 = 264
  • Lower than last month = 296
  • Higher than Dec 2018 = 220 
  • Higher than the 5 yr avg = 245
  • Lower than the 10 yr avg = 362
