Sales to active ratio:

  • June 2020 Overall = 23% 
  • Detached homes = 15% 
  • Condos = 25%
  • Townhomes = 36%
  • Higher than last month = 10%
  • Higher than June 2019 = 14%
  • Lower than the 5yr June average = 27%
  • Higher than 10yr June average = 19%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • June 2020 Sales = 52
  • Higher than last month = 22
  • Higher than June 2019 = 39
  • Lower than 5 yr avg = 57
  • 9% lower than 5 yr avg
  • Higher than 10 yr avg = 47
  • 10% higher than 10 yr avg

Inventory:

  • June 2020 = 229
  • More than last month = 228
  • Less than June 2019 = 269
  • Lower than the 5 yr avg = 312
  • Higher than the 10 yr avg = 225

In a nutshell
June was a hopping month!  Sales were high, market was moving.  It seemed like it was a delayed spring demand coming to fruition. July, especially the end of July, was much quieter.  I anticipate a busier end of summer and early fall, time will tell!
