Sales to active ratio:

  • June 2020 = 12% 
  • Detached homes = 8% 
  • Condos = 8%
  • Townhomes = 20%
  • Higher than last month = 4%
  • Higher than June 2019 = 10%
  • Lower than 5yr June average = 19% 
  • Lower than 10yr June average = 13%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • June 2020 = 43
  • Higher than last month = 12
  • Higher than June 2019 = 31
  • Lower than 5 yr avg = 49
    • 13% lower than 5 yr avg
  • Higher than the 10 yr avg = 41
    • 4% higher than 10 yr avg

Inventory:

  • June 2020 = 368
  • Higher than last month = 330
  • Higher than June 2019 = 295
  • Higher than the 5 yr avg = 284
  • Lower than the 10 yr avg = 409

In a nutshell
June was a busier month for real estate in Whistler, one of the busiest Junes in the last 4 years.  July feels quite a bit quieter, I anticipate a busier end of summer and early fall….but time will tell!
