Sales to active ratio:

  • August 2020 Overall = 32% 
  • Detached homes = 29% 
  • Condos = 27%
  • Townhomes = 45%
  • Higher than last month = 30%
  • Higher than Aug 2019 = 15%
  • Higher than the 5yr Aug average = 24%
  • Higher than 10yr Aug average = 17%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Aug 2020 Sales = 68
  • Lower than last month = 70
  • Higher than Aug 2019 = 40
  • Higher than 5 yr avg = 53
  • 28% Higher than 5 yr avg
  • Higher than 10 yr avg = 42
  • 61% higher than 10 yr avg

Inventory:

  • Aug 2020 = 216
  • Less than last month = 236
  • Less than Aug 2019 = 267
  • Lower than the 5 yr avg = 224
  • Lower than the 10 yr avg = 305

In a nutshell
The market is on fire! August was hot, in temperature and sales! One of the busiest Augusts on record. Covid slowed the market down to crawl speed for 3 months earlier this year (March/April/May), but it’s just getting busier and busier since then! Overall Covid seems to have pushed demand towards Squamish with people now given the option to work remotely.  Let’s see how Fall plays out!
