Sales to active ratio:

  • Sept 2020 = 30% 
  • Detached homes = 27% 
  • Condos = 26%
  • Townhomes = 44%
  • Higher than last month = 17%
  • Higher than Sept 2019 = 15%
  • Higher than 5yr Sept average = 24% 
  • Higher than 10yr Sept average = 18%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Sept 2020 = 95
  • Higher than last month = 66
  • Higher than Sept 2019 = 48
  • Higher than 5 yr avg = 51
    • 86% Higher than 5 yr avg
  • Higher than the 10 yr avg = 42
    • 126% higher than 10 yr avg

Inventory:

  • Sept 2020 = 316
  • Lower than last month = 379
  • Lower than Sept 2019 = 320
  • Higher than the 5 yr avg = 226
  • Higher than the 10 yr avg = 297

In a nutshell
What a difference a couple of months can make! The market went from having (by far) the lowest YTD sales in the last 4 years to the highest YTD sales in the last 4 years, in the matter of a few months.  September $ of sales looks like it almost doubles the majority of months in the last 4 years, and is clearly the highest month of sales in the last 4 years.
