Sales to active ratio:

  • April 2021 Overall = 66% 
  • Detached homes = 42% 
  • Condos = 90%
  • Townhomes = 104%
  • Lower than last month = 67%
  • Higher than April 2020 = 10%
  • Higher than 5yr April average =37%
  • Higher than 10yr April average =27%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • April 2021 Sales = 95
  • Lower than last month = 101
  • Higher than April 2020 = 20
  • Higher than 5 yr avg = 65
  • 46% Higher than 5 yr avg
  • Higher than 10 yr avg = 56
  • 70% higher than 10 yr avg

Inventory:

  • April 2021 =145
  • Lower than last month = 150
  • Lower than April 2020 = 202
  • Lower than the 5 yr avg = 199
  • Lower than the 10 yr avg = 261

In a nutshell
April was an extremely strong month for real estate sales in Squamish. High sales + low inventory. As I make this update we are deep into May now and we are seeing signs of the market slowing down. Let’s see what happens when/if travel restrictions lighten up and as we transition from Spring to Summer.
