Sales to active ratio:

  • June 2021 = 37% 
    • Detached homes = 23% 
    • Condos = 34%
    • Townhomes = 74%
  • Lower than last month = 43%
  • Higher than June 2020 = 11%
  • Higher than 5yr June average = 24% 
  • Higher than 10yr June average = 16%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • June 2021 = 60
  • Lower than last month = 74
  • Higher than June 2020 = 43
  • Higher than 5 yr avg = 52
    • 15% Higher than 5 yr avg
  • Higher than the 10 yr avg = 44
    • 36% higher than 10 yr avg

Inventory:

  • June 2021 = 162
  • Lower than last month = 170
  • Lower than June 2020 = 376
  • Lower than the 5 yr avg = 244
  • Lower than the 10 yr avg = 368

In a nutshell
Strong month for June, although for sales even though is was strong it wasn’t the strongest June in the last 10 years.  BUT, inventory is by far the lowest it’s been for a June in the last 10 years. It’s steady out there, but not as frantic as it was 3ish months ago.  Prices remain strong as well.
