Sales to active ratio:

  • August 2021 = 50% 
  • Detached homes = 30% 
  • Condos = 53%
  • Townhomes = 115%
  • Lower than last month = 51%
  • Higher than August 2020 = 17%
  • Higher than 5yr August average = 28% 
  • Higher than 10yr August average = 20%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • August 2021 = 65
  • Lower than last month = 75
  • Lower than August 2020 = 66
  • Higher than 5 yr avg = 60
  • 8% Higher than 5 yr avg
  • Higher than the 10 yr avg = 55
  • 18% higher than 10 yr avg

Inventory:

  • August 2021 = 129
  • Lower than last month = 146
  • Lower than August 2020 = 385
  • Lower than the 5 yr avg = 242
  • Lower than the 10 yr avg = 374

In a nutshell
Sales for Aug were pretty average for an Aug within the last decade. The real story is the lack of inventory, by far the lowest Aug for inventory in the last decade. Because of that, the sales to active ratio (what percent of the inventory sold last month) was the strongest Aug in the last decade.
