Sales to active ratio:

  • September 2021 = 61% 
  • Detached homes = 36% 
  • Condos = 56%
  • Townhomes = 161%
  • Higher than last month = 49%
  • Higher than Sept 2020 = 29%
  • Higher than 5yr Sept average = 33% 
  • Higher than 10yr Sept average = 23%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • September 2021 = 68
  • Higher than last month = 65
  • Lower than Sept 2020 = 95
  • Higher than 5 yr avg = 66
  • 3% Higher than 5 yr avg
  • Higher than the 10 yr avg = 63
  • 8% higher than 10 yr avg

Inventory:

  • September 2021 = 112
  • Lower than last month = 132
  • Lower than Sept 2020 = 325
  • Lower than the 5 yr avg = 223
  • Lower than the 10 yr avg = 351

In a nutshell
The market continues to be strong. Average sales for a September, but inventory (or lack thereof) continues to be the story, putting continued upward pressure on prices. Interestingly enough, historically inventory drops from this time of year until the Spring. If that trend continues this year….it will make for a very interesting Spring!  Time will tell.
