Sales to active ratio:

  • December 2021 = 46% 
  • Detached homes = 27% 
  • Condos = 49%
  • Townhomes = 116%
  • Lower than last month = 67%
  • Higher than Dec 2020 = 33%
  • Higher than 5yr Dec average = 26% 
  • Higher than 10yr Dec average = 19%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • December 2021 = 34
  • Lower than last month = 54
  • Lower than Dec 2020 = 70
  • Lower than 5 yr avg = 40
  • 15% Lower than 5 yr avg
  • Lower than the 10 yr avg = 41
  • 17% Lower than 10 yr avg

Inventory:

  • December 2021 = 74
  • Lower than last month = 81
  • Lower than Dec 2020 = 212
  • Lower than the 5 yr avg = 181
  • Lower than the 10 yr avg = 300

In a nutshell
Dec saw fewer sales than the 5yr + 10yr Dec avg. Inventory was EXTREMELY low, 74 avg inventory, that’s the lowest month EVER (as far back as I can see, about 20yrs).
