Sales to active ratio:

  • August 2022 Overall = 11% 
  • Detached homes = 8% 
  • Condos = 13%
  • Townhomes =16%
  • Lower than last month = 12%
  • Lower than August 2021 = 45%
  • Lower than 5yr August average = 26%
  • Lower than 10yr August average = 20%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • August 2022 Sales = 22
  • Lower than last month = 26
  • Lower than August 2021 = 46
  • Lower than 5 yr avg = 49
  • 55% lower than 5 yr avg
  • Lower than 10 yr avg = 43
  • 49% lower than 10 yr avg

Inventory:

  • August 2022 = 195
  • Lower than last month = 210
  • Higher than August 2021 = 103
  • Lower than the 5 yr avg = 206
  • Lower than the 10 yr avg = 252

In a nutshell
August was slow for sales, and inventory is picking up (still historically low though). The most interesting stat comparison is looking at Aug 2022 and Aug 2012. Both had 22 sales,  the difference is inventory level. Aug 2012 had over twice as much inventory level (459 compared to 205).
