Sales to active ratio:

  • April 2024 = 21%
  • Detached homes = 8% 
  • Condos = 39%
  • Townhomes = 10%
  • Higher than last month = 16%
  • Lower than April 2023 = 28%
  • Lower than 5yr April average = 24% 
  • Lower than 10yr April average = 25%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • April 2024 = 59
  • Higher than as last month = 42
  • Higher than April 2023 = 50
  • Lower than 5 yr avg = 61
  • 3% Lower than 5 yr avg
  • Higher than 10 yr avg = 56
  • 5% Higher than 10 yr avg

Inventory:

  • April 2024 = 281
  • Higher than last month =267
  • Higher than April 2023 = 178
  • Lower than the 5 yr avg = 284
  • Higher than the 10 yr avg = 254

In a nutshell
April numbers looked relatively strong, the sales number was between the 5 + 10 year averages for this time of year. Inventory is starting to creep up, now sitting close to the 5 year average but about 10% higher than the 10 year April average.
