Stats: Sales to active ratio:

  • July 2024 = 24%
  • Detached homes = 14% 
  • Condos = 29%
  • Townhomes = 38%
  • Higher than last month =23%
  • Higher than July 2023 = 23%
  • Higher than 5yr July average = 22% 
  • Same as the 10yr July average = 24%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • July 2024 = 53
  • Higher than last month = 51
  • Higher than July 2023 = 41
  • Higher than the 5 yr avg = 45
  • 17% Higher than 5 yr avg
  • Higher than the 10 yr avg =51
  • 4% Higher than 10 yr avg

Inventory:

  • July 2024 = 223
  • Higher than last month =222
  • Higher than July 2023 = 175
  • Higher than the 5 yr avg = 210
  • Higher than the 10 yr avg = 219

In a nutshell
July was a pretty good month in Squamish real estate. Average to slightly higher than average sales, average to slightly higher than average inventory, and average levels of sales to active ratio. With 2 rate drops, I anticipate the fall market to be pretty busy, but time will tell!
