Sales to active ratio:

  • Oct 2024 = 26%
  • Detached homes = 21% 
  • Condos = 26%
  • Townhomes = 27%
  • Higher than last month =16%
  • Higher than Oct 2023 = 15%
  • Lower than 5yr Oct average = 33% 
  • Lower than 10yr Oct average = 30%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Oct 2024 = 54
  • Higher than last month = 37
  • Higher than Oct 2023 = 30
  • Lower than the 5 yr avg = 57
  • 5% Lower than 5 yr avg
  • Lower than the 10 yr avg =56
  • 3.5% Lower than 10 yr avg

Inventory:

  • Oct 2024 = 210
  • Lower than last month =231
  • Higher than Oct 2023 = 203
  • Higher than the 5 yr avg = 190
  • Higher than the 10 yr avg = 202

In a nutshell
October was pretty average compared to the 5 + 10 year averages, slightly below average sales and slightly higher than average inventory, but higher sales compared to the last 2 Octobers. Things seem to be picking up slightly, let’s see how that translates to stats for next month’s update!
