  • Nov 2024 = 26%
  • Detached homes = 24% 
  • Condos = 28%
  • Townhomes = 32%
  • Higher than last month = 25%
  • Higher than Nov 2023 = 20%
  • Higher than 5yr Nov average = 24% 
  • Lower than 10yr Nov average = 29%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Nov 2024 = 47
  • Lower than last month = 54
  • Higher than Nov 2023 = 38
  • Higher than the 5 yr avg = 45
  • 4% Higher than 5 yr avg
  • Same as the 10 yr avg = 47

Inventory:

  • Nov 2024 = 181
  • Lower than last month =216
  • Lower than Nov 2023 = 187
  • Lower than the 5 yr avg = 204
  • Lower than the 10 yr avg = 183

In a nutshell
The market for Nov was average to average/strong. Average sales compared to the 5 & 10 yr averages, but strong than the last 2 Novembers. Inventory, similar to 5 yr Nov average, but about 10% higher than the 10yr Nov average. Sales to active ratio, between the 5 & 10 yr Nov averages.
