Sales to active ratio:

  • Jan 2025 = 13%
  • Detached homes = 6% 
  • Condos = 16%
  • Townhomes = 14%
  • Lower than last month = 14%
  • Equal to Jan 2024 = 13%
  • Lower than 5yr Jan average = 20% 
  • Lower than 10yr Jan average = 21%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • Jan 2025 = 34
  • Higher than as last month = 33
  • Higher than Jan 2024 = 29
  • Lower than 5yr avg = 39
  • 13% Lower than 5yr avg
  • Lower than 10yr avg = 43
  • 21% Lower than 10yr avg

Inventory:

  • Jan 2025 = 255
  • Higher than last month =244
  • Higher than Jan 2024 = 218
  • Higher than the 5yr avg = 210
  • Higher than the 10yr avg = 228

In a nutshell
The stats showed January as being slightly less than average in sales, but slightly above average for inventory levels. The market feels stronger than that, maybe it’s just because we are coming out of a slower period. We are now mid February and I believe Feb stats will show stronger numbers.
