Sales to active ratio:

  • March 2025 = 24%
  • Detached homes = 17% 
  • Condos = 16%
  • Townhomes = 37%
  • Lower than last month = 29%
  • Higher than March 2024 = 18%
  • Lower than 5yr March average = 37% 
  • Lower than 10yr March average = 36%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • March 2025 = 45
  • Lower than last month = 50
  • Higher than March 2024 =32
  • Lower than the 5 yr avg = 55
  • 18% Lower than 5 yr avg
  • Lower than the 10 yr avg = 60
  • 25% Lower than 10 yr avg

Inventory:

  • March 2025 = 191
  • Higher than last month =172
  • Higher than March 2024 = 174
  • Higher than the 5 yr avg = 160
  • Higher than the 10 yr avg = 175

In a nutshell
The market stats for March summed up, just below average. When I talk about average, I mean the 5 + 10 year March averages. It’s still a sellers market, but the last 5-10 years have been very strong….so even though it’s just below average, it’s still quite strong.
