Sales to active ratio:

  • October 2025 = 18%
  • Detached homes = 15% 
  • Condos =18%
  • Townhomes = 19%
  • Higher than last month = 13%
  • Same as October 2024 = 18%
  • Lower than 5yr October average = 31% 
  • Lower than 10yr October average = 31%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • October 2025 = 53
  • Higher than as last month = 42
  • Same as October 2024 = 53
  • Lower than 5yr avg = 63
  • 16% Lower than 5yr avg
  • Lower than 10yr avg = 64
  • 17% Lower than 10yr avg

Inventory:

  • October 2025 = 295
  • Lower than last month =320
  • Lower than October 2024 = 297
  • Higher than the 5yr avg = 237
  • Higher than the 10yr avg = 241

In a nutshell
Sales were lower than average (last 5 & 10 year Oct averages), inventory was higher, and sales to active ratio was lower than average. But the numbers aren’t that far off the averages. In fact the market was a lot better than it has been in a while!
