Sales to active ratio:

  • December 2025 = 21%
  • Detached homes = 21% 
  • Condos = 9%
  • Townhomes = 33%
  • The same as last month = 21%
  • Higher than December 2024 = 19%
  • Lower than 5yr December average = 39% 
  • Lower than 10yr December average = 34%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • December 2025 = 30
  • Lower than last month = 43
  • Higher than December 2024 = 29
  • Lower than the 5 yr avg = 38
  • 21% Lower than 10 yr avg
  • Lower than the 10 yr avg = 36
  • 17% Lower than 10 yr avg

Inventory:

  • December 2025 = 140
  • Lower than last month =197
  • Lower than December 2024 = 154
  • Higher than the 5 yr avg = 125
  • Higher than the 10 yr avg = 138

In a nutshell
Looking at 2025 as a whole: highest amount of sales in the last 4 years, but also the highest average inventory in the last 4 years. 2021 was so strong with sales that it screws the average #’s, so even though 2025 was the strongest year for sales in the past 4 years, it was far less than the 5 year average…all because of 2021!
