  • February 2026 = 19%
  • Detached homes = 5% 
  • Condos = 12%
  • Townhomes = 48%
  • Higher than last month = 6%
  • Lower than February 2025 = 28%
  • Lower than 5yr February average = 39% 
  • Lower than 10yr February average = 35%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • February 2026 = 40
  • Higher than last month = 11
  • Lower than February 2025 = 50
  • Lower than the 5 yr avg = 52
  • 23% Lower than 10 yr avg
  • Lower than the 10 yr avg = 51
  • 22% Lower than 10 yr avg

Inventory:

  • February 2026 = 214
  • Higher than last month =180
  • Higher than January 2025 = 117
  • Higher than the 5 yr avg = 154
  • Higher than the 10 yr avg = 165

In a nutshell
In general, lower sales and higher inventory than what the average has been for this time of year. What’s moving? Detached homes around $1.5M-$1.6M seem to be getting snatched up quickly when priced sharply for the right home.
