Sales to active ratio:

  • April 2026 = 11%
  • Detached homes = 7% 
  • Condos =14%
  • Townhomes = 10%
  • Lower than last month = 14%
  • Same as April 2025 = 11%
  • Lower than 5yr April average = 26% 
  • Lower than 10yr April average = 25%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • April 2026 = 33
  • Lower than last month = 40
  • Lower than April 2025 = 35
  • Lower than 5yr avg = 51
  • 35% Lower than 5yr avg 
  • Lower than 10yr avg = 51
  • 35% Lower than 10yr avg

Inventory:

  • April 2026 = 295      
  • Lower than last month = 297
  • Lower than April 2025 = 324
  • Higher than the 5yr avg = 233
  • Higher than the 10yr avg = 239

In a nutshell
April was quite slow for sales in Whistler, far less than the 5+10 year averages. Inventory was higher than the averages, giving a low sales to active ratio (what percent of the inventory sold in the last month), putting it in a buyer’s market.
