Sales to active ratio:

  • July 2019 Overall = 14%
  • Detached homes = 11%
  • Condos = 14%
  • Townhomes = 20%
  • Lower than last month = 15%
  • Lower than July 2018 = 18%
  • Lower than 5yr July average = 24%
  • Lower than 10yr July average = 17

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • July 2019 Sales = 36
  • Down from last month = 39
  • Down from July 2018 = 48
  • Down from 5 yr avg = 53
  • Down from 10 yr avg = 44

Inventory:

  • July 2019 = 260
  • Last month the same = 260
  • About the same as July 2018 = 266
  • Higher than the 5 yr avg = 230
  • Lower than the 10 yr avg = 320

Overall, what’s going on:

I’ve got to be honest, I was a bit surprised to see these low numbers for July.  July was the busiest month for me in 2019 so far, also the same for the colleagues in my office. It feels busier out there than the numbers would suggest.

December 2016 Stats:
– December 2016 was the lowest month for # of transactions in the last 3 years, although the sales $ weren’t the lowest (higher dollar transactions).
– There has been an increase in the length of days spent on the market for the month of December for example: A condo in Dec 2015 spent an average of 41 days on the Market, for Dec 2016 that figure has increased to 70 days.

2016 Year In Review Stats:
2016 has been an interesting year for Squamish. The first half of the year we saw a period of frenzied activity (pinnacle being April/May) and rocketing prices, followed by a calmer more settled market for the later part of the year. Still a very strong market, but prices have definitely corrected since April/May. Even though the sales have slowed down, the first half of 2016 was enough for 2016 to edge out 2015 in total sales $. 2015 had a higher number of sales compared to 2016.

The story of the current market conditions is:  Get in now!  The low Cdn dollar is driving strong interest from American buyers, and we are now seeing an increase in Chinese buyers.  Once more Chinese buyers start coming to Whistler, the whole market will change dramatically, especially the high-end.

If you’re thinking of LISTING:  Now is a great time.  Choose an agent who will price your property at the “sweet spot”, and market it properly.

If you’re thinking of BUYING:  get your homework done first as good properties in this market are going multiple offers, it’s becoming the norm.  Make your offers as clean as possible (with the fewest amount of subjects).

March 2015 Stats:

– Higher sales in March 2015 (in both $ sold and # sold) than March 2014 + March 2013.  About $10M more sold in March 2015 than March 2014.

– Higher YTD Cumulative sales in 2015 than this time in 2014 and 2013.

– Very low # of listings.

Lack of supply and high demand = prices are climbing.

September 2014 stats:

– September 2014 had lower sales than September 2013….BUT September 2013 had the highest monthly sales in the past 3 years.  September 2014 sales still doubled the sales of September 2012, not too shabby!

– Active listings continues to be under the 450 mark for Whistler.  The sales are growing but the inventory levels continue to shrink.

– Check out the September Stats link below, the YTD sales for 2014 are <$50M higher than YTD 2013, and <$100M higher than 2012!  2014 has the highest YTD sales in the past 5 years.

– The big story is still the dramatically lower inventory right now (comparative to the last 4 years) and the higher YTD sales volume in 2013 compared to the last 4 years.

– If this trend continues, the law of supply and demand should influence prices more dramatically.

August 2013 was a great month for real estate sales in Whistler:

Sales overall $ and # sold were higher in August 2013 than both Aug 2012 & Aug 2011.

The sales volume in units sold was higher in Aug 2013 than any other month in 2013!

In fact, the only other months that had a higher volume of units sold in the last 3 years, was Oct 2012 & Oct 2011.

The # of listings continues to be DRAMATICALLY (check out the graph below) lower than this time for the previous 4 years.

Cumulative $ sales for 2013 is higher than 2011, 2010, and 2009.

What’s selling?  Everything.  Townhomes & Phase II condos had the most dramatic increase in sales, but everything is selling.
