  • July 2019 = 11%
  • Detached homes = 5%
  • Condos = 12%
  • Townhomes = 16%
  • Exactly the same as the previous month (June 2019) = 11%
  • Lower than July 2018 = 18%
  • Lower than 5yr July average = 20%
  • Lower than 10yr July average = 14%

**Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Happy New Year, here is your Squamish real estate market update!

December 2016 Stats:
– December 2016 was the lowest month for # of transactions in the last 3 years, although the sales $ weren’t the lowest (higher dollar transactions).
– There has been an increase in the length of days spent on the market for the month of December for example: A condo in Dec 2015 spent an average of 41 days on the Market, for Dec 2016 that figure has increased to 70 days.

2016 Year In Review Stats:
2016 has been an interesting year for Squamish. The first half of the year we saw a period of frenzied activity (pinnacle being April/May) and rocketing prices, followed by a calmer more settled market for the later part of the year. Still a very strong market, but prices have definitely corrected since April/May. Even though the sales have slowed down, the first half of 2016 was enough for 2016 to edge out 2015 in total sales $. 2015 had a higher number of sales compared to 2016.

September 2014 stats:

– September 2014 had lower sales than September 2013….BUT September 2013 had the highest monthly sales in the past 3 years.  September 2014 sales still doubled the sales of September 2012, not too shabby!

– Active listings continues to be under the 450 mark for Whistler.  The sales are growing but the inventory levels continue to shrink.

– Check out the September Stats link below, the YTD sales for 2014 are <$50M higher than YTD 2013, and <$100M higher than 2012!  2014 has the highest YTD sales in the past 5 years.

August 2013 was a great month for real estate sales in Whistler:

Sales overall $ and # sold were higher in August 2013 than both Aug 2012 & Aug 2011.

The sales volume in units sold was higher in Aug 2013 than any other month in 2013!

In fact, the only other months that had a higher volume of units sold in the last 3 years, was Oct 2012 & Oct 2011.

The # of listings continues to be DRAMATICALLY (check out the graph below) lower than this time for the previous 4 years.

Cumulative $ sales for 2013 is higher than 2011, 2010, and 2009.

What’s selling?  Everything.  Townhomes & Phase II condos had the most dramatic increase in sales, but everything is selling.

– Sales overall $ and # sold were dramatically higher in July 2013 than July 2011, and slightly higher than July 2012.

– The # of listings continues to be DRAMATICALLY (check out the graph below) lower than this time for the previous 4 years.

– Cumulative $ sales for 2013 is higher than 2011, 2010, and 2009.

Let’s take a look at the real estate stats for November 2012, and compare it to previous years:

  • Overall, November 2012 was very comparable to November 2010 and 2009.  There were slightly less sales in units sold, but there was a higher sales $ amount
  • The # of listings is MUCH lower than it has been over the last 5 years!
  • Sales to date, higher so far in 2012 than the last 4 years.
  • What’s selling?  In November, the big story was the movement of the uber expensive chalets, this skewed the #’s a bit but it’s good to see the big stuff moving!

  • Overall, October 2012 was a GREAT month for sales, more sales $ than October 2011 & 2010.
  • Again, the # of listings is the lowest it’s been at this time of year than it has been over the last 5 years!
  • Sales to date, higher so far in 2012 than the last 4 years
  • What’s selling?  In October, TOWNHOMES had great sales, also SINGLE FAMILY HOMES & CONDOS also did quite well.  Suprisingly VACANT LOTS had great sales as well….in a nutshell, everything is selling.

  • Overall, September was a medeocre month for sales, less than September 2011 but more than September 2010.
  • Again, the # of listings is the lowest it’s been at this time of year than it has been over the last 5 years!
  • Sales to date, higher so far in 2012 than the last 4 years
  • What’s selling?  In September, TOWNHOMES were the real difference, much higher sales volume and dollar amount than the previous few years.  Condo sales were down and especially Chalet sales were down in September.

The weather has continued to be absolutely incredible this late summer/early fall!  This is probably my favorite time of year, with a bit of crispness in the air, beautiful blue skies, and the color changing leaves……love it!

Let’s take a look at the real estate stats for August 2012, and compare it to previous years:

  • Overall, Aug was a great month, much higher sales volume and $ amount compared to the previous few years.
  • Again, the # of listings is the lowest it’s been at this time of year than it has been over the last 5 years!
