The story of the current market conditions is: Multiple offers! Over the past month I’ve been in many multiple offer scenarios. Subject free offers usually win, even if the offer price is not the highest! April was a busy month, I had 9 deals “go firm”!
April 2015 Stats:
– Higher sales (in both $ and #) in April 2015 than April 2014 + April 2013. In fact, April 2015’s sales $ were higher than any month in both 2014 and 2013!
– MUCH Higher YTD Cumulative sales in 2015 than this time in 2014 and 2013.
– Very low # of listings – just over 300 listings now, compared to 400 in 2014 and 500 in 2013 at this time of year.
Lack of supply and high demand = prices are climbing.
