Sales to active ratio:

  • January 2022 = 42% 
  • Detached homes = 30% 
  • Condos = 50%
  • Townhomes = 33%
  • Lower than last month = 44%
  • Higher than Jan 2021 = 32%
  • Higher than 5yr Jan average = 27% 
  • Higher than 10yr Jan average = 20%
  • **Buyer’s market = <12% / Balanced market = 12%-20% / Seller’s market = >20%**

Sales:

  • January 2022 = 45
  • higher than last month = 34
  • Lower than Jan 2021 = 67
  • Lower than 5 yr avg = 47
  • 4% Lower than 5 yr avg
  • Higher than the 10 yr avg = 44
  • 2% Higher than 10 yr avg

Inventory:

  • January 2022 = 108
  • Higher than last month = 77
  • Lower than Jan 2021 = 211
  • Lower than the 5 yr avg = 197
  • Lower than the 10 yr avg = 308

In a nutshell
Pretty strong month for Jan 2022. Similar to the previous month, and in some categories similar to the 5yr Jan average, in some categories a bit strong. As this update comes out, it’s mid Feb, and there are signs of the market slightly softening. Time will tell if this is just temporary before the spring surge, or if this is the early signs of an overall softening.
