Greetings from beautiful Whistler BC, here is your Whistler real estate market update!

 

Let’s take a look at the real estate stats for October 2012, and compare it to previous years:

  • Overall, October 2012 was a GREAT month for sales, more sales $ than October 2011 & 2010.
  • Again, the # of listings is the lowest it’s been at this time of year than it has been over the last 5 years!
  • Sales to date, higher so far in 2012 than the last 4 years
  • What’s selling?  In October, TOWNHOMES had great sales, also SINGLE FAMILY HOMES & CONDOS also did quite well.  Suprisingly VACANT LOTS had great sales as well….in a nutshell, everything is selling.

The weather this summer has turned out to be incredible, it was a slow start but the wait was worth it!  With the amazing weather comes the many visitors, every weekend is packed in the Village.

Let’s take a look at the real estate stats for July 2012, and compare it to previous years:

  • Overall, July was a great month, much higher sales volume and $ amount compared to the previous few years.
  • Again, the # of listings is the lowest it’s been at this time of year than it has been over the last 5 years!
  • Sales to date, higher so far in 2012 than the last 4 years
  • What’s selling?  In July Townhomes and Duplexes ran away from the pack, much higher sales volume in those two categories than the previous few years.

Notable stats info:

  • June 2012 had a lower sales dollar amount than June 2011 and 2010, but the actual number of sales was about equal to June 2011 and 2010.
  • We saw a big increase in Phase 1 condo sales in June 2012 compared to 2011 and 2010.  Chalets and townhomes were relatively the same.
  • Cumulative sales:  So far 2012 has more sales than this time 2011, 2010, and especially 2009.
  • We currently have the lowest # of listings in the past 5 years.
  • Higher sales volume….lower amount of listings….interesting.

It feels like the market is heating up lately, pretty much all of my listings have sold or have accepted offers.  This is because they were priced correctly, marketed effectively, and it’s good timing to sell in this market.

The FEATURED SALE is 2269 Brandywine Way (www.2269brandywine.com).  This home was previously listed at $1.1M with another agent for 6 months with no offers.  I took the listing, lowered the price to $1,030,000, got professional photos and video, marketed it like crazy, and within 1 month received 4 offers!  The 5th offer was from Mexican buyers, they offered on the property just from viewing the video on my website (www.whistler-luxuryhomes.com), subject to viewing the property.  They flew up just to view the home and fell in love with it, sold for $1M!
